Rental Requirements

Income Verification

  • The applicant’s net monthly income must be at least three times the rental amount.

  • Verifiable proof of income is required, including but not limited to:

    • Pay stubs

    • Recent bank statements

    • Tax returns

    • Employer contact information for verification
      (Documents will be retained for record-keeping.)

Identification

  • A valid government-issued ID must be provided, such as:

    • Driver’s license

    • State ID

    • Passport

Rental History

  • A current landlord reference with contact information is required.

  • If no prior landlord reference is available, we may:

    • Require a qualified cosigner (who must meet all application criteria and submit a separate application), or

    • Deny the application due to insufficient references.

Screening Process

  • A credit check and eviction history (Unlawful Detainer) search will be conducted.

  • All applicants 18+ must pay a non-refundable $47 application fee (no personal checks accepted).

  • Move-in discounts are subject to credit approval.

Disqualifying Factors

  • Automatic denial for any prior evictions.

  • No criminal convictions or arrests of any kind.

  • Applicant must sign a Crime-Free Housing Addendum, agreeing to refrain from illegal activity (including drug/gang-related actions) by both tenant and guests. Violations will result in lease termination.

Unit Availability & Application Process

  • Multiple applications may be pending on the same unit.

  • To secure a unit, an applicant must:

    • Have an approved application

    • Pay all fees

    • Submit a holding deposit (applied toward move-in costs)

  • First month’s rent + deposit must be paid before move-in.

Selection Policy: When multiple applications are received, the most qualified applicant will be selected—regardless of submission order. Decisions are based on objective criteria, without regard to gender, age, race, or religion.
